Under the “10:90 Early Move-In” program, there is no need for buyers to wait long in building up the 20 percent equity required by banks before they finance the unit. Under this program, the buyer is required to pay only 10 percent equity, payable over a period of at least six months before he can move in. Thereafter, the remaining 90 percent is financed by a pre-bundled bank loan, payable over a maximum of 10 years.

The lease-to-own scheme, on the other hand, allows the buyer to move in immediately under a 24-month lease-purchase contract without rent escalation.

This special offer is made possible by paying a lease deposit of only 2.5 to 3 percent for a two-year lease plan over the property.

Simultaneous with the lease deposit payment, the clients will be asked to file an application for a bank loan with Robinsons Bank to finance the option to buy. Upon approval of the bank loan and after signing the Contract of Lease with Option to Purchase, buyers can move in right away, and because the homes offered come fully-decked in comfort, settling in will not be a problem.

The option to purchase will automatically be available to the client after making 24 monthly lease rental payments. Under the option to purchase, the lease deposit and monthly lease payments are fully credited as Equity, while the balance is automatically converted into a bank loan that comes pre-bundled with the scheme. It is at this point that ownership of the condo unit passes on to the client, and succeeding payments thereafter are made to Robinsons Bank for the next 10 or 15 years.

The unique feature about this scheme is that there is no escalation clause and the monthly lease payments will be exactly the same as the succeeding bank loan amortization payments. This means that the buyer’s monthly payment will not change from start of the lease, till the end of the bank loan.
